Tenant Eviction – Action Stage One

A: Service of Notice(s) to tenant – £95.00 plus VAT

Within 48 hours of instructing Agent Assist one of our staff will draft, prepare and serve a notice on your tenant. Immediately they will realise that the landlord is taking the arrears situation seriously and in most cases this may be all that is required in order to remedy the situation.

Once the notice is served the tenant has 14 days to pay the arrears of rent or vacate. Should this not have the desired effect we move to Action Stage Two

If the tenant has not breached the tenancy to the degree that a notice upon mandatory grounds can be issued then we can still issue your tenant with a section 21 notice which will bring the tenancy to an end.


A: Service of Notice(s) to tenant – £120 plus VAT

For landlords with property in Scotland, we will arrange for the renunciation letter and appropriate documents under the Housing (Scotland) Act 1988 to be prepared, drafted and served on the tenant – namely the Notice to Quit, AT6 form and Section 33 Notice. The tenant will immediately realise that the landlord is making positive steps to address the situation. Should this not have the desired outcome then we should move to a formal court application.
